Buying/Selling a home with a Septic Tank
A home’s septic system is as important as that of the roof, foundation, or electrical system. The condition of the septic system will be determined during the certified septic inspection. In Colorado Springs, El Paso County Public Health inspects and regulates on-site wastewater treatment systems (OWTS). They protect public health and the environment by preventing human exposure to sewage and the contamination of the groundwater by ensuring the proper placement, design, installation, and maintenance of OWTS. They focus on the regulation of wastewater treatment systems associated with both commercial and residential facilities that are not serviced by a municipal wastewater system. If you plan to remodel or add square footage to a home, you need to check to see if the septic system is able to meet the requirements for the addition. EPCPH requires a property owner of a residence or other building/facility served by an OWTS to have an inspection of that system to demonstrate that the system is functioning according to design prior to the sale or transfer of title of the property. Upon placing a home with a septic system on the market, many sellers will obtain the inspection and certificate. If the inspection & certificate have not been completed, be sure to have a written agreement between buyer and seller as to any repairs that need to be done, who will pay, and in what timeframe is required for the work to be done. Did you know you have to sell your home twice before closing?
You've worked hard getting your house ready for every showing. Dropped everything because you had to get the house ready for a showing. Shoving items in the closet, oven and anywhere else you can think of to make sure the house looks amazing. You get the full asking price and you're are pumped!!! Then.... the appraiser comes... Will you sell to him/her? An appraiser doesn't get the same perspective that the buyer has gotten or the seller. They look inside your house and then they look at the other homes that have SOLD via the MLS. The catch is that they can't go inside the homes they are comparing it to. They just look at them on MLS and see those photos and descriptions. How many times have you looked at homes on the MLS and thought they were great and you go see them and they aren't so great. Now flip it, how many homes have you seen on the MLS that you weren't excited about because the pictures didn't do it justice, but it was a great home! Well the MLS description/photo is all the appraiser gets when comparing. Because of the market crashing a few years ago, lenders have been harder on the appraisers, which means the appraisers are being less flexible on price. Right now we have we are in a seller's market, people are in bidding wars. Which is great for the seller, except... They still have to get it appraised. All of that to say. Be cautious on how you price your home. Because you may be able to get somebody to buy it at that price, but that doesn't mean the appraiser will see the value in that price. Then 10 days before closing the deal is possibly falling through. Which is horrible for the seller and the buyer. Just because an agent tells you what you want to hear, doesn't mean the appraiser is going to agree.

Why I support and help FSBO's, as a Realtor.
Sooo here we go folks. I was a homeowner before I was an agent. I thought about selling my own property FSBO and ended up going with a great friend that did a great job. He and his wife are the reason I am in real estate here in Colorado Springs, CO. However, I have also had friends and family that have done FSBO successfully and were able to put more money down on their next home. My #1 goal is to help people. To put people first. Whether that is giving people ideas on how to sell their home FSBO, discounting my commission to help them get out of their home or into a home that better fits their family.
